Prefab Builds Canada is an Ontario-based prefab housing company. We deliver engineered, factory-built homes across a range of typologies — from GTA laneway suites to subdivision-scale residential communities, First Nations housing projects, and government-funded affordable housing programs.
What sets Prefab Builds Canada apart isn’t just our product. It’s our process.
We bring a developer’s discipline and a government partner’s accountability to every project — structured pre-application planning, realistic cost modelling, and delivery sequencing that keeps projects on schedule and within funding envelopes. The result: housing that gets built on time, on budget, and to the standard institutional partners require.
Minesh Dattani founded Prefab Builds Canada to solve a problem he’d watched play out too many times in Ontario’s housing market: projects that slipped their schedules, blew their budgets, and still failed to deliver the quality communities were counting on.
His answer was a disciplined, factory-first delivery model — engineered housing systems rather than ad hoc site-built construction. Repeatable floor plans. Fixed-cost factory pricing. Pre-application planning baked into every project before production begins.
Today Minesh leads PBC’s delivery across Ontario and works directly with CMHC project officers, municipal housing authorities, First Nations housing directors, and Build Canada Homes partners to structure projects that get funded and get built.
“The prefab industry is full of promises. We focus on performance.”
Build Canada Homes. The CMHC Affordable Housing Innovation Fund. The Apartment Construction Loan Program. The Housing Accelerator Fund. Every one of these programs shares a common requirement: prefab and modular delivery that is scalable, replicable, and delivered by credible partners.
Prefab Builds Canada was built for exactly this moment. Our scalable, replicable delivery model is the standard federal housing programs require. Our fixed-cost pricing fits the funding structures they use. Our certifications meet the compliance requirements they mandate.
The prefab industry is full of promises. Factory tours with aspirational renderings. Timeline claims that assume everything goes right. Pricing that softens the moment you ask hard questions.
We focus on performance instead. Every project starts with a pre-application review — a structured process that identifies zoning, site, and permit constraints before factory production begins. Our clients make informed decisions early, not expensive corrections later.
That’s how a project that was going to slip by three months arrives on time. That’s how a funding envelope that was going to break holds. That’s the difference between prefab as a marketing claim and prefab as a delivery discipline.
